The final week before possession is exciting, but it can also feel busy. Here is a clear, simple checklist to help Alberta buyers stay organized right before key day.
7 Days Before Possession
Confirm Home Insurance
Home insurance must begin on possession day. Your lawyer cannot release keys without proof of coverage.
Review Lawyer’s Final Statement of Adjustments
Your lawyer will provide a breakdown that includes:
• remaining down payment
• closing costs
• property tax adjustments
• any outstanding amounts
Review this and ask questions if anything is unclear.
Send Closing Funds to Your Lawyer
Your lawyer will give you instructions for providing the funds needed for closing. This may be done through a certified bank draft or direct transfer, depending on their requirements.
Before Possession
Confirm Utilities Setup
Make sure utilities start on possession day:
• gas
• electricity
• water
• internet
Most companies let you schedule the start date in advance. If a technician needs access, it’s a good idea to book the appointment for later in the day in case your possession is delayed.
Book Movers or Confirm Moving Plans
If you haven’t yet, confirm:
• movers
• elevator bookings (for condos)
• move-in times
• parking availability
24–48 Hours Before Possession
Pre-Possession Walk-Through (If Written Into the Contract)
In Alberta, a walk-through is not automatic. If it was included as a term in your offer, this is your chance to confirm the home is in reasonable condition before possession day.
Double-Check Key Release Details
Your lawyer or agent will confirm when and where possession is scheduled based on the contract.
Possession Day
Wait for Lawyer’s Confirmation
Your lawyer must confirm that funds have transferred before possession can legally occur. Once they give the go-ahead, possession is authorized.
Your REALTOR® Opens the Home Using the Lockbox Key
After possession is confirmed, your REALTOR® will typically meet you at the property and use the lockbox key to let you inside. This is standard practice in Alberta.
Keys and Access Items Left by the Seller
The seller usually leaves all keys and access items inside the home, often on the kitchen counter. These may include:
• extra house keys
• mailbox keys
• garage remotes
• fobs
• community access cards (if applicable)
Take Meter Readings (Optional)
Some buyers like to record gas, electricity and water meter readings when they first enter the home for their own records.
